There are many opinions about selling a home on your own. Some people think it's the best way to do it, while others think it's the worst idea ever. We're not here to sway you one way or the other. Like all of the options we present, there are pros and cons to a For Sale By Owner (FSBO). However, location, style of home, timing, and pricing all factor into whether or not a FSBO can be a success. In general here are a few of the pros and cons:

PROS:

You're In Control - You decide the listing price, when to show it, who to sell to, and what repairs to make.

You're The Expert - Nobody knows your home better than you!

Save Money - Selling on your own saves you from paying a listing commission. If you find an unrepresented buyer, even better! However, most FSBO sales go to buyers represented by agents, so be prepared to still pay some commissions.

No Pressure - Again, you're in control, so you don't have to worry about an agent telling you when to reduce the price or take an offer you're not comfortable with.

CONS:

Marketing - Agents have access to resources the public doesn't, as well as time-tested strategies to market your home

Representation - Your buyer will most likely have professional representation to navigate all of the contracts and paperwork. Going at it alone means you are the one negotiating with not only the buyer, but also their agent, inspectors, appraisers, and lenders.

Legal Issues - An agent is trained to handle transactions and avoid making mistakes that lead to legal or financial issues.

Less Money - Many studies have shown, on average, FSBO listings net less money than when listed by an agent. Usually that difference in price is enough to cover the 3% commission you wanted to save.
